This beautiful stone "moulin" (water mill) has extensive
frontage on the l'Arac River, one of the finest trout fishing rivers in the Ariege. Ariege is one of the original 83 departments
created during the French Revolution on 4 March 1790. There has been a mill on this site since Napoleonic times. The present
moulin was rebuilt at the end of the 19th Century. The interior has been recently renovated. In addition to the mill house,
there are 5 income producing, fully equipped, self-catering studio apartments and a turbine (45kw) that produces all the necessary
electricity. It is important to note that additional income is possible from electricity that can be sold. The mill is in good structural condition with 360 m² of habitable
surface (3,875 sq. ft.), 3.7 hectares of land (9.14 acres), 13 rooms, 8 bedrooms and electric heating. Bordering the garden
there is a swimming pool (12 x 4.5), a hard surface tennis court and a fish pond.
This property is located near Aleu, in Ariege, in the Midi-Pyrenees region which is 15 minutes
from the town centre from Saint Girons. The property is approximately 2 hours to Toulouse and 3 hours to Perpignan on the
Mediterranean Sea.
